How to list a client's sublease-friendly rental as a realtor
To list a property, open List a Property, enter the address, and press Publish listing. It goes live immediately. Then open it from My Listings to add photos, rent, and the details operators need.
Before you list
Check that:
- The owner has approved subleasing in writing, and you know what's approved — short-term stays, mid-term stays, or both, and for which unit.
- You're authorised to market the property.
- You know the terms the owner wants: asking rent, minimum lease length, furnished or not, parking, any building or HOA limits.
Zi-Find doesn't give legal advice and doesn't decide whether an arrangement is allowed. Your client's lease, HOA, and local short-term rental rules govern that.
Step 1: Publish the address
- In the sidebar, click List a Property.
- Start typing the Property address and pick the matching suggestion, so the property lands in the right place on the map.
- Press Publish listing.
You'll return to My Listings, where the new listing appears with the status Live.
Step 2: Finish the listing
A listing with only an address gets little attention. On My Listings it shows "Add photos and a rent to finish this listing." Click it to open Manage listing, then:
- Photos — upload photos and drag them into order. The first is the cover.
- Listing details — fill in City, ZIP, Bedrooms, Bathrooms, Sq ft, Monthly rent ($), an optional Live listing link, and a Description. A good description says what's approved in writing, furnishing, minimum stay, and parking.
- Show the full street address — on means operators see the address on the listing; off means they see the neighbourhood until they connect with you.
- Press Save changes.
See Managing your listings for photos, previews, and removing a listing.
Step 3: Preview it
Press Preview listing to see exactly what operators see, credential included.
Good to know
- The street address can't be changed after publishing — it's how we keep two listings off the same property. If it's wrong, remove the listing and add it again.
- On a free plan you can have one listing active at a time. See Realtor plans.
- If an active listing already exists for the address, publishing stops with a message saying so.
- If the owner would rather list it themselves, invite them — owners list free. See Inviting owners and agents.
Can I list an off-market rental?
Yes, as long as the owner has approved subleasing in writing and you're authorised to market it. Use the Show the full street address switch if you'd rather share the exact address only once an operator connects with you.
