How to list a sublease-approved property as a finder

3 min read · Updated 2026-10-19

To list a property you found, open My Listings, press New listing, choose A property I found, and walk through address, details, photos and documents. Finder listings go live on the marketplace as soon as you submit — there is no waiting queue.

Before you start

You need the owner's documented approval to sublease. The wizard asks you to confirm it. See What counts as written sublease approval.

Steps

  1. Open My Listings in the sidebar (on a phone, the List tab) and press New listing (or List my first property if you have none yet).
  2. Listing Type — pick A property I found. (For handing over a lease you hold, pick A lease I'm transferring — see Listing a lease transfer.)
  3. Address — enter the street address.
  4. Property Details — property type, bedrooms, bathrooms, Monthly rent, and whether it suits short-term rental, mid-term rental or both. You can paste notes into Description and press Organize with AI or Auto-fill fields from description to tidy them up. Live listing link is optional — an Airbnb or rental link operators can preview.
  5. Photos — add up to 24. The first photo is the cover. Listings with photos get taken far more often.
  6. Documents — paste a link to the approval document (a Drive or Dropbox link, or a note on where it is stored) and tick I confirm I have documented landlord approval for subletting this property.
    • If you are listing for an owner, tick I'm listing this for the owner and enter Their best email and Their best phone. The owner becomes the contact on the listing and operators reach them directly; your details never appear. Zi-Find emails the owner to confirm.
  7. Review & Submit — choose how the address shows:
    • Hidden (recommended): operators see the city and state, photos, specs and rent, and message you to get the exact address.
    • Shown: any operator browsing the marketplace sees the street address.
  8. Press Submit listing. You can also save a draft and finish later.

When it publishes you will see Listing published! and a link to preview it exactly as an operator sees it.

Listing limits by plan

  • Free: 1 active listing. Referring another finder can earn listing credits for more.
  • Finder Pro ($97/month): up to 7 listings posted at a time, counting drafts and listings in review.
  • Finder Pro+ ($297/month): unlimited. See What Finder Pro+ includes.

If you hit the limit, the app tells you and offers the upgrade. Removing a listing also frees a slot.

Good to know

  • If an address is already actively listed on Zi-Find, the listing is refused so the marketplace does not carry duplicates.
  • If you leave mid-way, the wizard offers to Pick up where you left off next time. Photos are not saved in a half-finished draft, so you add them again.
  • Missing photos or rent? Your listing page shows a Finish your listing checklist, and you can have it emailed to you.
  • The Amplification tab on My Listings shows where your listings are promoted (homepage, newsletter, social). On Finder Pro+ you choose the channels.

Why hide the street address?

Operators can still judge the property from the neighborhood, photos, specs and rent. Hiding the exact address means they come to you to get it, which keeps you in the conversation.
