How to contact a lister about a sublease-approved property

3 min read · Updated 2026-10-19

You contact a lister straight from the listing page. Your message opens a conversation in Messages, the lister gets an email, and you carry on from there. Zi-Find does not sit in the middle of your deal, it just gets you talking.

Send your first message

  1. Open a listing from the Marketplace.
  2. Find the contact box on the right (below the photos on a phone). It reads Contact Owner, Contact Finder, or Contact Operator depending on who listed it. If the lister usually replies within a set time, you will see "Responds in" with their typical hours.
  3. Click one of the Send with one click suggestions, such as "I'd like to schedule a walkthrough.", or write your own in the box below.
  4. Click Send message.
  5. You will see "Message sent. Continue in your Messages tab."

You need a Pro Host or Elite Host subscription to message listers. Without one, the contact box shows Unlock to contact this lister.

Keep the conversation going

Open Messages in the sidebar. Your conversations are listed with the newest first, and you can filter them with tabs such as Property owners, Co-hosts, Vendors, and Finder, or use Search messages. Click a conversation to open it, type in Write a message, and press Enter to send (Shift+Enter adds a new line).

When the owner's sublease approval has been confirmed in writing, the conversation shows an Approved tag and a banner reading "Owner approval confirmed in writing".

Sharing phone numbers, emails and links

As a paying operator you can share phone numbers, email addresses and links in any conversation, and your subscription opens it up for the other person too, so they can send theirs back. If a message with contact details is ever blocked with "Contact info & links unlock with Pro", it means neither side of that conversation is on a plan that includes it. Upgrade, or remove the details and send the message without them.

What to ask a lister

A good first message is short and specific. Useful things to cover:

  • Your rental model (short-term rental, mid-term rental for travel nurses or insurance placements, corporate housing).
  • The lease length you want and when you could start.
  • Whether the owner's sublease approval is in writing, and whether it names the unit and your use.
  • How you would like to see the property.

Good to know

  • Any deal is between you and the lister. Zi-Find takes no part of your rent, a finder fee or a transfer fee, and no money passes through us.
  • Get the owner's approval in writing before you sign anything or pay a deposit, and have the lease reviewed if you are unsure.
  • You get an email when someone replies. Turn message emails on or off under Account then Notifications.

The lister has not replied. What should I do?

Give it a day or two, then send a short follow-up in the same conversation. Meanwhile, keep browsing, save the search, and send properties you like to the finder network from Submissions.
