Welcome to Zi-Find: what it is and which role is yours

3 min read · Updated 2026-10-19

Zi-Find is a marketplace for sublease-approved properties: rentals where the owner has agreed in writing that the tenant may sublease the home, for example as a short-term rental, a mid-term rental for travel nurses or corporate guests, or a co-hosted property. It connects the people who run those rentals with the people who find and own them.

How Zi-Find works

The marketplace has two sides.

  • Demand side. Operators (short-term and mid-term rental hosts, often called "rental arbitrage" operators) are looking for homes they are allowed to sublease. They pay a flat subscription for marketplace access and property searches.
  • Supply side. Finders, realtors and property owners list homes that already carry written sublease approval. Owners list for free. Finders can start free and upgrade for more listings and tools.

When an operator and a lister find each other, they talk through Zi-Find messaging and then make their own arrangement directly. Zi-Find is not a brokerage. We do not take a cut of a deal or of rent, and money between operators, finders and owners never passes through Zi-Find. Every fee we charge is a flat subscription that has nothing to do with whether a lease gets signed.

Which role am I?

When you sign up, you pick the path that fits. Here is what each one means:

OperatorYou want to find sublease-approved properties to run as rentals.Paid plan (Pro Host or Elite Host)
FinderYou source sublease-approved properties, or you are transferring your own lease.Free, with paid upgrades
RealtorYou are a licensed agent or broker listing approved properties.Free, same plans as finders

Coaches and partners who bring a group of students to Zi-Find get their own workspace through a partnership with us rather than through the public signup page.

One account, more than one role

Your account can hold several roles at once. A vendor can also look for properties; an owner can also operate. Adding a role never removes the one you already have. Inside the app, open More on Zi-Find in the sidebar to see every role and add the free ones in a click. If you hold more than one, a Switch workspace control appears at the top of the sidebar. See Switching between roles.

Where to go next

  1. Read What is a sublease-approved property? if the term is new to you.
  2. Compare plans in Choosing the right plan.
  3. Create your account with Creating your account.

Good to know

  • Your sidebar changes with your role. The menu labels in these help articles match what you see in the app.
  • Anything about lease law, HOA rules or city short-term rental permits depends on the property and the city. Check the lease, the local rules, and a licensed professional before you act.
  • Need a hand? Once you are signed in, open Help, or use the chat bubble in the bottom corner. Not a customer yet? Book a call at zi-find.com/contact.
