How to set up a property search for a student

Open your setup link, choose who pays when we find a property, and generate a link for your student. Each student gets their own single-use link; your setup link stays live so you can come back for every student you have.

Where to find your setup link

Go to Client searches in the partner portal. Your link sits at the top of the page under Your link, with a Copy button. It looks like your app address followed by /setup/ and a code.

You can open it on any device, signed in or not. It works from an email on your phone just as well as from the portal.

Set up a student, step by step

1. Open your setup link. The page is titled Set up a search for a student.
2. Answer the one question: Who pays when we find one?
   • I'll cover it — we come to you when there is something to unlock, and your student never sees a price.
   • My student pays — your student sees the fee on their form up front, and we only ask them for it once we have found a match. If no fee has been agreed for your students yet, this option is not available and the page tells you so.
3. Click Generate the student's link (or Generate another student's link if you have made one before).
4. Copy the new link from Your students' links and send it to your student however you normally talk to them.
5. Your student opens the link and fills in what they are looking for: up to three cities, their budget, their dates, what the property needs, and any listings they have already found that they want checked.

That is all you do. The search then shows up under Client searches, where you can follow it.

How the fee works

Nothing is paid up front, and nothing is paid for a search that does not land. When we are holding a property that fits what your student asked for, whoever you chose as the payer is asked for the fee, and paying it unlocks the address and the owner's details. If the property is not right, we keep looking.

The fee itself is set by Zi-Find. You choose the payer, never the price, and when a fee applies the setup page shows it read-only so you can make that choice.

Good to know

• One student, one link. Each student link works once. That keeps the search attached to you and stops a forwarded link from being reused around a group.
• Used links stay visible. A link that has already been filled in stays in your list without a Copy button, labelled as done. Generate a fresh one for the next student.
• Unused links persist. Every unused link keeps its own address and Copy button, even after you reload the page.
• A link only starts a search. Our team reviews each submitted search before it goes out to the people who source properties, usually within 12 to 24 hours.
• A search link is not a marketplace subscription. A student set up this way gets their own search page. Marketplace access is separate and is not switched on by filling in the form.

FAQ

My setup link says "That link isn't active."

It may have been switched off, or the address may be wrong. Sign in and open Help, or use the chat bubble, and we will send you a fresh one.

My student says their link has already been used.

Student links are single-use. If they want to search another market, they can add up to three cities on the same search from their own page, or you can generate a new link for a separate search.
