Working operator demand: reach out or route a find
Operator demand is a live feed of operators telling Zi-Find what they are looking for — the market, the size and the budget. You find it in Opportunities, on the Operator demand lane. When you have something that fits, you Reach out to the operator or Route a find (offer them one of your listings). Many finders can work the same request; working it never removes it.
What you see
- A map of the US showing where open requests are. Click a state to filter the list; Clear filter resets it.
- Request cards with the market, what the operator wants and, where they gave one, Budget up to a monthly rent.
- All demand and My engagements tabs. My engagements lists every request you have reached out on, routed to or claimed.
Access by plan
- Free: new requests open to you a couple of days after they post; until then they show as locked previews. You get a small number of free connections each month. The banner at the top shows Free connections used this month. Connections are not refunded.
- Finder Pro ($97/month): you see new demand the day it lands and can work a set number of requests each month, never fewer than the free plan allows. There is no waiting period on new requests.
- Finder Pro+ ($297/month): unlimited operator demand, the day it lands. See What Finder Pro+ includes.
Going back to a request you already worked this month never counts again.
Reach out to an operator
- Find a request that fits a property you have or can get.
- Press Reach out. A starter draft fills in — tweak it before sending. A specific note gets far more replies.
- Send. The message is delivered privately to the operator by email.
When the operator replies, you get an email and the reply appears in the conversation on that request (open it from My engagements). The button changes to Reach out again for a follow-up.
Route a find
Routing offers one of your listings to an operator's request.
- Press Route a find on the request.
- Pick a property from your listings. If you have none, List a property first.
- Choose how you want to proceed — for example Send an invoice with your own payment link — add a booking link or note if you like, and send.
- The operator gets a private page showing the city, beds, rent and photos, with the address hidden, and your contact details.
- Track it in My engagements: Sent, Opened, Looked at it, and then paid or accepted. When you are ready, reveal the full address — the operator is emailed it. That step is always yours.
If the operator doesn't take it, you can close the offer, or choose Send to the board instead to submit the property to the Paid by Zi-Find board (this needs a board seat).
Good to know
- You keep 100% of any fee you agree with an operator, and you settle it directly with them. Zi-Find takes no cut and never handles the money.
- Fees are flat for access to what you found. Never tie your fee to a lease being signed.
- Properties you submitted to the board, or that an owner listed through your sourcing link, are not in your listings, so they can't be routed. Use the chat bubble to ask us to move one into your listings.
Why can't I message a request I can see?
Either it's still in its early window for free accounts, or you've used this month's allowance on Free or Finder Pro. The message on screen tells you which, and when your allowance resets. Finder Pro+ has no monthly limit.
